Spring Market Reality Check: Are Buyers Gaining Leverage?

As we move deeper into the spring homebuying season, one question is coming up again and again:

Is the market finally shifting in favor of buyers?

After several years of intense competition, limited inventory, and seller‑heavy negotiations, 2026 is showing signs of a shift—but not a full reversal. Instead, we’re moving toward something much healthier: a more balanced market.

Inventory Is Improving (But Still Tight)

More sellers are listing their homes this spring compared to the past couple of years, giving buyers more choices and a bit more breathing room.

However, inventory is still below what we’d consider a “normal” market. Well‑priced homes—especially in desirable areas—continue to move quickly. The difference now is that buyers have more time to think, evaluate, and make strategic decisions instead of rushing into offers within hours.

Negotiation Power Is Returning

During the peak seller’s market, buyers often had to wave goodbye to many protections just to compete—including inspections, appraisal contingencies, and even offering well above list price.

This spring looks different:

  • Fewer bidding wars overall
  • More offers including standard contingencies
  • Sellers more open to negotiation
